[Columbia State.] Walhalla, April 18.-Perhaps lo no other county in South Carolina has there been a larger increase in value of real estate of all kinds than there has been in Ooonee during the last five years. While the value of real estate has been increas ing for several years it has been only within the last two or three years that property bas been bought and sold for prices that ouly a few years baok would have boen considered marvelous. In all the towns of the county the prices of houses and lots have been spoken of as almost prohibitory, but in all these in stances tho purchaser has been abie at all times to sell at au advanoe if he so de sired. What ls true of town property is -equally true of farms and foroata throughout the entire county. The high price of cotton, better farming methods ?nd general prosperity of the people have made the farms more desirable. Another thing that has caused farm lands in many sections to advanoe is the coming of farmors from Anderson, Ab beville and other counties. They sold their farms for good prices and oamo up here, bought just as good farming lands for aboii' one-third as much as they sold theirs thoro for and now have just aa good lands, crops and homes aa they bad formerly. They brought improved farming methods and when they began to use thom their neighbors have not boeu slow to join the prosperous proces sion. The general scarcity of and groat de mand for timbor has caused the lands in ?all our mountainous sections to become moro valuable. Many mon aro to-day ?soiling their timbor off of their land for a sum per aero that would have been con sidered, live years ago, many times the ?value of tho laud. This applies to good -strong farming lands and not to bare mountain peaks. In tho lowor sections of Oconoe-Fair Play, South Uniou, Oakway, Tokeona and other fiectioUB-land is considered -very choap at $20 por aero. And much of this section, whiob was formerly called "Nubian Ridge," is now worth $50 per aero. .Recently ono man Bold his farm near Tokooua for $54 per acre. This is a part of a very largo tract that was given, just before tho war, "to boot" in a horso swap. In tho South Uniou section, wboro tho prico is from $20 to $50 per aero to-day, 1,000 acres wore once given in exchange for ono do/.i'ii gun locks, valued at $5 ...ach. Recently a valuable farm in tho Richland community was sold for 200 per cont moro thau the purchase price live years ago. Ton miles north of boro, near Salem, is a farm that has been sold several times within tho past live years. Tho latest purchaser gavo more than twice as much for it as tho original purchaser, who gave what was then considered a good price. In short, from all sections aro exam ples to show tho true riso in the value of lands. What is true at Oakway and Salem applies equally as wollte Doublo springs and Long Creek. Thom ore nu merous instances in Walhalla where, property has advanced from 50 to 200 por cont within tho last Ovo years. For years thoro was but little growth hero, but for nomo years tho growth has boon regular and rapid and no man owns land hore now that he canuot disposo of for a good price. It is also truo, along with increased value of real estato and general prosperity, that tho county has grown iu morality and sobriety.
