However, slow negotiations have delayed the date to Sept. 10, he said. "It's now a matter of days," said Ward, who added the hotel buyer and the sale price would not be announced until the contract is signed. "WHEN IT'S all sold the file will be open," he said. The 1982 Richland County Assessor's appraised value of the building and lots was about $5.9 million. The parking lots next to the building were appraised at $526,000 and $130,000. However, the county's figures are more than appraisal figures calculated by the university, Ward said. The Wade Hampton Hotel, originally a public hotel and Columbia landmark since the 1940s, was bought by the university in 1979. The purchase was made possible through a $3 million U.S. Department of Education loan at a 3 percent interest rate for 40 years. The loan was granted on the condition that the profit from the sale of the property would go to dormitory renovations. About $2.79 million of the $3 milllion loan was used to pay for the property, Ward said. "EVERYONE KNEW USC wouldn't keep the Wade Hampton more than five or six years when it was purchased," Ward said. substance over im? 1 I Bisi Born ?-a p buy one oreaK f] get the second c ; lj for ha I I a exp. 9/10/84 ?JI otel not sold; nd in September "As it turned out, USC does not need the Wade Hampton, but the money from the sale will aid the much-needed dorm renovations." Ward said payments on the loan are made annually in June at a simple interest rate that ; lessen as the loan is paid off with no penalties / for early payment. j The first interest payment was in June { 1982 for $5,000. The second made in June 1983 was $5,000, and the latest was in June v 1984 for $10,000, he said. "It's now a matter of days...When it's sold the file will be open." Paul Ward i USC leaal counsel "All of the payments were paid out of operation of the facility. The next payment is June of '85, and that's $15,000," Ward said. INTEREST PAYMENTS on the loan were scheduled to continue through the year 2018, Ward said. pays no property taxes on the dormitory, and Ward said USC has an agreement to return the taxes to the City of Columbia. The Wade Hampton Hotel, located on Gervais and Main streets, was built in two phases. The first phase was completed in 1940 and the second in 1956 on about two acres of land. ?olio 1 c? ^ ig*r, mi a ^.i icings. | -f rait inza fast biscuit and g >ne of equal value .42 MmmMc I
