I have noted with considerable interest
your several articles on the
Torrens system of :and title registration.
I am glad that you have
been able to get the law on the statute
books of North Carolina. I trust
that Georgia will soon have such a
law.
The land banks that are now proposed
by the Federal governr ..t
will be of little use to those States
where the land titles are in such
chaotic condition as they are in all
the States where this system is not

in vogue.
With this law on the book,making
a certainty of titles, the land owner
ought to be able to get money at 5
to 6 per cent interest instead of at
the figures at which it is now gotten
?sometimes twice that high.
With you advocating it in other
States and with Tom Watson advocating
it in Georgia, all the Southj
eastern section of the United States
should soon have such a law.
I congratulate you on the excellence
of your paper. You might be
interested to know that I subscribe
and pay for a copy of your paper to
be sent to each of my white tenants.

Last year a party of Government
sanitary experts made a tour of the
South. Here in Alabama they told
us that we did not love our wives
and children as much as the men of
other sections do theirs.
They based this opinion on our
acts rather than on our words. They
said that we allow our wives to cook
in unscreened kitchens and to use
inconvenient and unsanitary water
closets.
The farmers in many other parts
of the country would not permit
this for a moment. They think too
much of the health and the comfort
of the girls whom they have chosen
to be their helpmates.
It does look a little bad for us,
doesn't it ? We claim to be surpassed
by none in our love for our
families. But the old saying still
holds good: "Deeds speak louder
than words." When, then, a body
of intelligent, scientific, unprejudiced
men tell us the plain, straight
trutn, let us not get mad and jump
up and down in frenzy, but go right
to work to correct the evil.
Few of us, fortunately, are too
poor to afford enough wire netting

kitchen and dining-room, even
though we do not screen the rest of
the house. Two yards of wire
screen tacked upon the outside of
the window does the work nicely,
leaving the sash free for raising or!
lowering.
Again, it requires no money and
but little effort to clean the pit of a
dry closet twice a week and to
sprinkle it with lime.
These two simple precautions,!
aside from the question of comfort
and decency, may save ourselves
and our families from sickness and

Tbe Torrens System.
There are at present many expensive
and old-fashioned methods
connected with the transfer of real
estate. Every transfer of title appears
to call for a new investigation
and a new fee for the lawyer. The
Torrens system simplifies the whole
matter, while in it the State beis

small fee for another certificate of
title will be the entire cost. The

buyer be cautious, or let him look
out that his purchase is all right, i9
good enough in its way, yet it i.?

honesty of the seller. We have in
mind a recent instance, in which the
sale of a piece of property was involved.
It was found upon investi

j nation that the title was not goon,
though an attorney had given it as
his opinion that the "title was good
and merchantable." There was, of
course, no sale, though the owner
had no redress. We append below
the system as condensed by Mr
j Watson:
"The Torrens system, in a nutj
shell is this:
"The State examines the titles,
' surveys the property, and registers
j a clear title, accompanied by the
j plat; a certificate is then issued to
[ the owner, and when he sells and
mades a deed to the buyer, he surrenders
his certificate to the regI
istrar. who issnps a npw nnp to thp
new owner.
"You can see at once how this
process simplifies the transfer of
property, cuts out fees for abstracts
of title, and abolishes lawsuits over
titles and boundary lines.
"Any dispute about the title or
the lines is settled by the State, before
the property is registered.
"This clearing of the title and the
lines is done by an official examiner,
appointed for that purposes, and
put under bond.
"If any dispute arises, all parties
are notified and the case is laid before
a court. (In New York the
case goes at once to the supreme
court).
"When this court passes upon the
questions raised, they are settled
forever.
I "It is strange that I have urflred
this simple and most beneficial
change so many years without having
aroused anything more than a
casual interest.
"Year after year, neighbors fuss
over land-lines, get into fights, and
i then go into law suits.
"Year after year, lawyers are
paid to look up chains of title and
make costly abstracts.
"Year after year, lawyers, jurors
and judges are taken up with litigation
over titles.
"All of this expense, worry and
bad feeling could be cut out by the
adoption of the Torrens System.
"But the dear people fill the Legislatures
with lawyers, and the
lawyers are naturally slow to dry
up so beautiful a stream of revenue.

Making Cloth Waterproof.
"I want a good method for making
waterproof duck or canvas
which I use for wagon cover and
also to cover my seed beds."
Take three pints of linseed oil; one
ounce of acetate of lead; quarter
of a pound of rosin. Grind the lead
acetate in a little oil and then add
the rest and the rosin. Put the?e
into an iron pot over a mod?;atc
fire to melt. Stretch the canvas
tight by tacking it on a frame, and
then apply the mixture with a flat
brush. It will be readv for use in
